Switzerland: Legal certainty and positive future forecasts strengthen the second home market

In search of your ideal holiday home, the legal situation in Switzerland guarantees you a consistently high supply of secondary residences, since the so-called old-legal second homes, unlike primary residences, are usually not subject to state restrictions. While the price level for holiday properties and second homes in Swiss resorts is currently approximately 4% lower than in 2013, it rose by around 20% in Austria and around 15% in France – a clear selling point for your holiday property in Switzerland.

Among other things, the strong economy, which is responsible for rising domestic demand, and a slight price increase of around one percent within the last year suggest that the Swiss market for holiday real estate will continue to grow in the future.

The most popular locations for holiday real estate in Switzerland

The market in the premium location St. Moritz / Engadin continued to be strongest in 2018 as well. Upscale second homes and holiday properties can cost between 15,000 and 20,000 francs per square meter, corresponding to a price increase of 7% compared to 2017. In contrast, in the Bernese Oberland with Gstaad, a calmer, but equally high-quality holiday atmosphere awaits you, which is reflected in square meter prices between 20,000 and 35,000 francs for apartments in a good location.

The southern Swiss canton of Ticino is also considered a holiday region par excellence. In the towns of Ascona and Lugano on the shores of Lake Maggiore, for example, you can acquire apartments in a good location for between CHF 7,000 and CHF 14,000 per square meter, while single-family homes or villas reach between CHF 3 and CHF 7 million. In simpler holiday locations such as Davos or Scuol, which turn out to be an insider tip for affordable holiday real estate, you can already find holiday apartments starting at CHF 4,000 per square meter.
